The city centre location required careful logistics planning and just in-time deliveries, while bathroom pods, balconies and mechanical roof top plant rooms were all produced using innovative off-site prefabrication techniques.
Superstructure works at Spencer Place included post-tensioned concrete and structural steel elements over an in-situ reinforced concrete basement on piled foundations. The buildings’ complex façade consists of patterned brickwork, architectural cladding and glass balconies. PJ Hegarty’s Management Team engaged effectively during the project with local residents and local authorities — creating detailed logistics and environmental plans and careful sequencing of the works to ensure minimal impact to the surrounding residents and the environment.
