The City Quarter Hotel & Office Development is an ambitious project to redevelop the South Docks area of Cork, requiring the careful demolition of historic yet unsalvageable buildings, with preserved stone being reinstated and reincorporated within the site. Newly erected structures including a 206-bed hotel, a restaurant and bar, and retail units will form a modern yet tasteful mixed-use development echoing iconic sites in other major cities.

The development includes an office block with total gross floor area of 9,369m², incorporating the bar and restaurant, a business and conference centre, and ancillary retail units measuring a gross floor area of 10,685m². Two kiosks and canopies are planned for Lapps Quay. An access ramp will lead from Andersons Street, with a pedestrian bridge linking the proposed hotel and office block.

A two-storey, 6,000 m² basement car park adjacent to the River Lee will provide 280 parking spaces and house a leisure centre with an 18m x 18m swimming pool (11,500m² total). This requires Installation of permanent and temporary sheet-pile retaining walls, and installation and maintenance of dewatering systems to lower the water table by approximately 5 metres during construction. Reinstatement of Quay walls, a new boardwalk along Lapps Quay, and landscaping will complete site works.
